DISTRIBUTION SPACE MADE GREENER J29A/M1.
At 200 acres, Henry Boot Developments' Markham Vale is one of the largest commercial parks in the Midlands and North, and it boasts a wealth of eco-credentials that will make it unarguably one of the greenest in the UK.
One of the initiatives sees Henry Boot Developments working closely with a carbon consultant to progress a carbon offsetting programme. This means that carbon created as part of the manufacturing and construction process is measured and will be off-set in a variety of global initiatives, such as alternative power generating schemes including rice husk cogeneration in India and a hydro power project in China.
Also unique to Markham Vale, and particularly forward-thinking is a short rotation coppicing scheme which will see trees grown on the site being used to fuel many of the development's buildings.
All speculative and design and build elements of the £250 million commercial park will boast a wealth of green features including photo voltaic panels, solar panels and rainwater harvesting all aimed at significantly minimising running costs for occupiers.
The "Green Giant", a 585,500 sq. ft distribution/warehouse is the scheme's flagship building, and it champions the green credentials that this ambitious development offers. .Not only does this large-scale building boast photo voltaic generated energy and solar panels, along with rain water harvesting., Henry Boot Developments is committing to an Excellent BREEAM rating. To enhance the green credentials further, the developer will select the majority of the materials from Category A of the Green Guide, and will increase the insulation.
All this is provided with no premium to the occupier, a point that Ben Ward, development surveyor at Henry Boot Developments is keen to stress. He comments: "We are finding that many companies for whom our design and build option is ideal, are really encouraged by our adherence to a green agenda, especially when we explain that our approach does not increase the cost of their building."
The first unit on the site, a design and build project is progressing for a local company, Industrial Ancillaries, an engineers merchant, who will benefit from a host of green features that their 33.600 sq. ft. unit will offer.
Ben Ward adds: "Occupiers really appreciate the positive impact on their day to day running costs, but they also value highly the contribution that these green features make to their own environmental responsibilities. We work with occupiers to taylor every solution to meet their specific needs to ensure the maximum benefit is achieved."
He continues: "Adopting a green agenda has always been a top priority for us at Markham Vale. We have a great opportunity here to create a prestigious commercial park that offers its occupiers a wide range of eco-friendly benefits."
