Markham Vale, North Derbyshire Moves Ahead

DETAILED PLANNING SUBMITTED BY HENERY BOOT DEVELOPMENTS FOR BIG SHED AND INDUSTRIAL UNITS

The development of the £250 million 200-acre Markham Vale commercial/industrial scheme in North Derbyshire, located just off the M1, took a significant step forward this week when Henry Boot Developments Ltd submitted a detailed planning application for the initial 37 acres of development, which is split over four areas of the site.  The construction of a new motorway junction, 29a, offering immediate access to the development site is already in progress.  The scheme is being realised in partnership with  Derbyshire County Council.

The largest development area will accommodate “The Green Giant” a 577,500 sq. ft (62,164 sq m) distribution/warehouse unit which will be located on Plot One East. The unit is one of the largest in the North and will compete favourably with other big units, being in such a prime location off the motorway.  It will also offer environmental benefits, including a wind turbine and solar generated energy.  A planning application has also been submitted for the development of a 105,000 sq ft (9,754 sq.m) unit adjacent to The Green Giant.

According to Regional Director of Henry Boot Developments, Vivienne Clements: “Since we announced our decision to develop a unit of this scale so close to the M1 in the heart of the UK, we have had interest from several interested national companies.” Subject to consent from Derbyshire County Council, construction is expected to commence in the early summer.

Henry Boot Developments has committed to speculatively develop 51,500 sq. ft (5,544 sq.m) of commercial/industrial units ranging in size from 3,000 sq. ft (323sq. m) to 15,000 sq. ft (1,615sq.m) to meet the strong level of demand being experienced in the market. These are aimed at the local and regional market, with construction due to commence in July 2007.

The Leeds, Nottingham and Birmingham offices of King Sturge have been appointed to market the scheme.

Richard Harris of the Leeds office adds: “Interest in Markham Vale has been steady since Henry Boot received outline consent some months ago, and now these detailed planning applications have been submitted, we are in a position to take enquiries forward, as well as significantly stepping up our marketing campaign.”
